Understanding Fire Protection Regulations

Fire protection systems in British Columbia are governed primarily by the BC Fire Code (BCFC), which is based on the National Fire Code of Canada (NFC), along with referenced CSA and NFPA standards. Important note: Frequencies listed below reflect standard minimum requirements. Local Authority Having Jurisdiction (AHJ) may impose additional requirements.

Visibility & Safety

Emergency Lighting
Codes & Frequency

Emergency lighting must activate immediately during power loss and provide adequate illumination for safe egress.

Applicable Codes

  • BC Fire Code (BCFC)
  • National Fire Code of Canada (NFC)
  • CSA C22.2 No. 141 (Emergency Lighting Equipment)

Required Service

  • Annual functional testing under simulated power failure
  • Verification of illumination duration and coverage
  • Inspection of fixtures, batteries, and placement

First Response Tools

Fire Extinguisher
Standards (NFPA 10)

Extinguishers are a first-response life-safety tool and must be accessible, pressurized, and ready for use.

Applicable Codes

  • BC Fire Code (BCFC)
  • National Fire Code of Canada (NFC)
  • NFPA 10 – Standard for Portable Fire Extinguishers

Required Service

  • Monthly visual inspections (by building staff or designated person)
  • Annual inspection and maintenance by a qualified technician
  • Hydrostatic testing at intervals depending on extinguisher type
  • Recharge or replacement as required

Early Warning Systems

Fire Alarm
Inspection (CAN/ULC-S536)

Fire alarm systems provide early warning and occupant notification, especially critical in sleeping and care occupancies.

Applicable Codes

  • BC Fire Code (BCFC)
  • National Fire Code of Canada (NFC)
  • CAN/ULC-S536 – Inspection and Testing of Fire Alarm Systems
  • CAN/ULC-S524 – Installation of Fire Alarm Systems

Required Service

  • Annual inspection and testing by a qualified technician
  • Verification of:
    • Smoke and heat detectors
    • Manual pull stations
    • Audible and visual notification devices
    • Control panels and power supplies
  • Documentation and reporting of deficiencies

Automatic Fire Suppression

Sprinkler System
Maintenance (NFPA 25)

Sprinkler systems control or suppress fires automatically and must remain unobstructed, pressurized, and operational at all times.

Applicable Codes

  • BC Fire Code (BCFC)
  • National Fire Code of Canada (NFC)
  • NFPA 25 – Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems

Required Service

  • Weekly / monthly / quarterly checks (varies by component)
  • Annual inspection and testing by a qualified technician
  • Testing may include:
    • Water flow tests
    • Valve operation and supervision
    • Pressure and alarm device testing
  • Five-year and extended interval testing as required by code

Documentation

Emergency Lighting, Fire Alarm & Life Safety
Records

Applicable Codes

  • BC Fire Code (BCFC)
  • National Fire Code of Canada (NFC)

Requirements

  • Records of inspections, testing, and maintenance must be retained on site
  • Documentation must be available for fire inspections
